A homeowner guide from Ellis Services
Start with the responsible contact
Whether a roof component is common property or an owner's responsibility depends on the property documents and circumstances. A photo alone cannot establish responsibility. Ask the strata manager or responsible representative to clarify the approval process and the person authorised to instruct a contractor.
Coordinate inspection access
An inspection may need access to a roof space, common areas or affected units. Arrange permission, key collection, resident notice and a safe work area. Mention restrictions on parking, ladders, noise or building access before a visit is scheduled.
Keep records useful for decisions
Document the affected locations, rain pattern, repair history and previous scopes. Inspection findings should explain what was checked, what could not be accessed and any options that need specialist assessment. Keep reports and quotations with the property records.
Separate roof faults from related damage
A roof repair scope may not include internal ceiling repairs, electrical work, mould remediation, structural repairs or insurance administration. Ask which tasks are included and who needs to arrange the remaining work. Attendance, approval and work scheduling must be confirmed for the property.
Prepare a brief that managers can compare
Use one authorised contact and one written brief for the affected building. Include which units report water, the timing, available roof drawings, previous invoices and access permissions. Ask each proposal to describe the roof area, findings, required access and limits of inspection. This avoids comparing a whole-building maintenance quote with a repair for one unit. Arrange any resident notices and confirm who can approve additional work if concealed damage is found.
Do not climb onto a wet or damaged roof. Keep clear of sagging ceilings and electrical hazards. For a life-threatening emergency call 000; for NSW SES storm or flood emergency assistance call 132 500.
