Roof questions, answered plainly.
Find answers about leaks, gutters, storm damage, inspection and repair decisions.
Can a leaking roof be repaired without replacing it?
Sometimes. A defined local defect may be repaired when the surrounding roof remains serviceable. Widespread deterioration or recurring faults need a broader comparison. An inspection should explain the cause, options and limitations.
Why does water appear away from the leak source?
Water can travel along roof layers or framing before it becomes visible indoors. The stain is a starting point for investigation, not proof of the entry location.
How much do Sydney roof repairs cost?
Roof material, damage, height, pitch, access and drainage work affect the quote. Describe your property and ask for a written scope with inclusions, exclusions and payment terms.
How do I arrange help after a storm?
Call Ellis with your location and the damage to discuss the earliest safe assessment and any charges. For storm or flood emergency assistance call NSW SES on 132 500; for a life-threatening emergency call 000.
Which Sydney areas are included?
Enquiries cover the Eastern Suburbs, Inner West, Northern Beaches, Hills, western and southern Sydney. Give us your exact suburb and postcode so we can confirm arrangements for your property.
What does the enquiry tool do?
It prepares an editable email draft. You must review it and press Send in your email application. A prepared draft is not a booking.
What should I do if my roof leaks during a storm?
Move away from a sagging ceiling, falling material or water near electrical fittings. Stay sheltered and do not climb onto the roof. If the room is safe, move belongings out of the drip path. For storm emergency assistance call NSW SES on 132 500; for a life-threatening emergency call 000. Once safe, contact Ellis with your suburb, the affected rooms and when the leak started.
Why does my roof leak only in heavy rain or strong wind?
Intense rain can reveal a blocked outlet or a drainage problem; wind-driven rain can enter a vulnerable flashing, tile overlap or roof penetration. The timing is a useful clue, but an inspection needs to follow the water path and check the surrounding roof before choosing a repair.
Does Sydney have a monsoon season?
Sydney does not have the tropical monsoon season described for northern Australia. For roof care here, pay attention to thunderstorms, heavy rain, strong winds and east coast lows. Check current Bureau of Meteorology warnings rather than waiting for a particular season to deal with a known leak.
How much will a storm-damaged roof repair cost?
The price depends on the damaged area, roof material, height, safe access and any flashing, drainage or interior repairs needed. Ask for temporary protection and permanent repairs to be itemised separately. Describe the damage first so the quote can cover the actual work at your property.
How can I compare roof repair quotes fairly?
Give each contractor the same description of the problem and the same access information. Compare the affected roof sections, proposed method, materials, access setup, disposal, exclusions and written warranty. Ask why scopes differ before comparing the total. The RFQ guide provides a reusable brief and comparison checklist.
What if a building report lists many roof defects?
Send the relevant report pages and explain any active leaks. Ask the inspection to separate safety concerns, active water entry and maintenance. Confirm whether a roof assessment answers your question or whether a structural or other specialist assessment is also needed.
Why can gutters still overflow after cleaning?
A clear gutter does not confirm that its outlets, downpipes and connected drainage work correctly. Note where water spills and under which rain conditions. Ask for those connections and the gutter condition to be assessed before assuming another clean will solve it.
Can temporary protection be quoted separately?
Ask whether temporary protection is appropriate and available for the conditions. The written scope should say what it aims to protect, its limitations and the next permanent assessment or repair step. A temporary measure does not establish that the underlying defect has been repaired.
